House Details

Dune Rise is a four-story, 3 bedroom, 3.5 bath townhouse with approximately 1,800 square feet of living space. It's part of the SeaCliffs development, a community of just under 50 townhomes on the north end of St. Joseph's Peninsula (Cape San Blas) near the state park entrance.

As shown on the satellite view, Dune Rise is in the closest building to the beach behind the older, smaller gulf-front condos of SeaCliffs. Unobstructed views to the gulf from three spacious balconies where you're close enough to hear the waves is something Dune Rise offers that few other SeaCliffs homes have. 

The house is also close to the pool without being right next to it, which keeps the noise of loud pool-goers from disturbing the peace in the house. It's an ideal spot within SeaCliffs. 

Hurricane Michael gave us an "opportunity" to perform some upgrades while waiting on a new roof and siding, so you'll find a new hard floors in the bedroom levels, new refrigerator, freshly-painted kitchen cabinets, patio windows and doors to go along with the shiny new elevator. 

The layout of the house is:

  • Ground floor - Full-length carport with parking for three cars, main entry with keypad lock, elevator from the hallway, full-sized washer and dryer, storage area for beach chairs, toys, etc. and side entry to carport.

  • Main floor - Living room with outdoor dining and grill on beach-side balcony, eat-in kitchen (plus breakfast bar) on street side. Elevator opens to living room. 

  • Third floor - Queen bedroom with private back and balcony with chaise lounges on beach side; two-twin bedroom with private bath and bay window on street side. Elevator opens to Queen room.

  • Fourth floor - Private King master suite with oversized private bath and balcony with outdoor sofa and coffee table on beach side. Elevator opens in master suite.

Main Living Space

The living room / kitchen / dining space at Dune Rise is located on the second floor - right above the carport/entry level - unlike the units farther back from the beach at SeaCliffs which have the main living space on the fourth floor. Having a great view to the gulf from the second floor probably has something to do with that. At Dune Rise, you get great gulf-view patio dining without having to go up and down three floors all day long. 

The living room features an extra-long sofa with chaise lounge as well as a wide sleeper sofa. Enjoy a gulf view while watching TV!

And speaking of TV, we know downtime is important, so we have a 47" HDTV in the living room with YouTubeTV that includes DVR and on-demand. The TV is equipped with a Roku player set to Guest Mode, which allows you to sign in to all your streaming services and be automatically signed out on your departure date. Whole-house mesh Wi-Fi delivers 400+Mbps high-speed Internet to your laptops, tablets and mobile devices.

The kitchen is equipped to at-home standards, with quality dishes, glasses, silverware, cutlery and cooking tools. All the small appliances you might need - including a large crock pot and electric griddle - are available, and because coffee is essential to life you'll find a standard 12-cup coffee maker, Keurig single-serve brewer, burr grinder and plenty of large coffee mugs. Beer glasses and cocktail glasses will keep the adults happy while a full set of plastic kid-friendly plates, bowls, cups and utensils help keep little people messes to a minimum. 

The comfortable six-seat dining table plus four barstool spots at the breakfast bar offer plenty of dining options inside, while the gulf-view patio features a six-seat outdoor dining table as well as lounge chairs. A full-size gas grill is also located at the back of the carport. It used to be on the living room deck until somebody almost burned the house down.

A large pantry is available for dry good storage, and the newfull-size refrigerator/freezer is a spacious, no-fuss place for all your cold stuff.

 

Master Suite

The top floor at Dune Rise is your private retreat ... from the kids, the in-laws, the sun or just for some quiet time with spectacular gulf views.

The bedroom itself features a comfortable King-sized bed, large wardrobe and Roku Smart TV with Guest Mode. And the Master Bath is oversized with dual vanity and an extra dressing space. And the suite is served by its own central AC unit, keeping that rising heat from spoiling your retreat. On the fourth floor, you may do well to remember our private elevator, which opens directly into the master bedroom. 

But the key to this retreat is the gulfside patio. From the fourth floor just 100 yards from the beach, the views are incredible. The patio is covered to provide sun shade, and the ocean breezes catch the walls to make it a perfect spot for hanging out with a cup of coffee, a cold drink, a good book or just your favorite person to watch the waves.

To take advantage of this amazing relaxation opportunity, we brought a full-sized outdoor sofa up to the top patio. It's a wonderfully comfortable and private spot to escape everything except the sand, surf and sky directly in front of you. It's also a fantastic place for a nap, by the way. The sofa has a coffee table with it for your drink or to kick your feet up on. On the other side of the patio are Adirondack chairs should you be out to catch a sunrise coming in over the bay. You won't want to leave this patio.

The Queen Room

Below the Master Suite on the balcony side is the second bedroom, a Queen room with attached full bath. The balcony here features two chaise lounges as well as extra Adirondack chairs and also had a perfect view of the gulf and the pool the other way. The elevator opens into this bedroom.

The Twin Room

Also known as "the kids' room", the Twin Room is on the other end of the third-floor hall from the Queen Room, with a large bay window with a window seat. Though there's no balcony, the view is still out over the dunes and to the Gulf. Like all bedrooms in the house, it features an attached private full bath. 

In addition to the two Twin beds, there's plenty of floorspace here to lay out sleeping bags, air mattresses or however you might need to "stack" kids in here. We also keep a Pack-N-Play, high chair and other kid necessities in the closet of this bedroom. 

The Entry Level

What could be worth mentioning about the entry level? It's not so much about the inside here - though the full-size washer and dryer and assortment of beach toys and chairs down there is good to know about - as it is about the outside. 

Most important is the carport. It's not much to look at, but it's long - the full length of the house unlike some Seacliffs units. If you're bringing multiple vehicles, that space really matters. There's not much parking space in the complex outside of the individual carports. Our carport easily holds three vehicles.

Also outside is our private hot and cold water outdoor shower. Here you can get the sand out of your shorts without showing the whole complex what you're doing. The wall also includes towel hooks and provides a wind break to keep any beach toys you have from blowing away. 

Our house also has a keyless lock on the front door - with backup physical keys and a backup backup lockbox just in case - for easy entry without having to keep up with keys. Just make sure tomemorize your code ...
